Kajima is developer, investor and funder to the new £60m Extra Care retirement living development in Stoke on Trent. Working in partnership with Your Housing Group (tenancy and leaseholder management), Eric Wright and Seddon (contractors) and Eric Wright FM (facilities management services), we have developed 390 new one and two bedroom apartments across three separate sites. Willow Barns in Blurton provides 75 units, Maple Brook in Chell provides 145 units and Oak Priory in Abbey Holton provides 175 units.
The village concept, which addresses all ten of the HAPPI design elements and is rated BREEAM Excellent, is driven by the need to create an environment both internally and externally that promotes healthy living and accessible care. Each village will provide a “Home for Life”. A home which has inherent flexibility to be adapted in the future to support changing needs and circumstances of the residents and enable residents to remain in their homes and receive the level of care they require as they progress through their later years.
Each of the retirement villages provides communal areas comprising a library, gym and fitness area, hobby and craft room, café, restaurant, communal lounge and a village hall. Additionally, on site amenities include a village shop, a newsagents, a hair and beauty salon and a launderette. Externally there is a village green, a rose garden, private patios and seating areas, allotments and an orchard.
Primary funding for the project has been provided by Aviva with sub debt taken by Kajima (50%) Partnerships Limited, Eric Wright Partnerships Limited (25%) and Your Housing Group (25%).
Kajima provided the Employers Agent role across all three sites ensuring high quality delivery of facilities on completion. Working closely with Stoke City Council, the construction and operations supply chain and local community stakeholders, the project achieved the following KPI targets:
- 60% use of local labour during the construction phase within a 25 km radius of each site
- 80% use of local labour during the operational phase
- 20 apprenticeships to NVQ Levels 2 and 3.
- An average of 95% waste recycling was achieved on each site
- 65% of materials used during construction were procured from within a 25km radius of each site.
